Concrete with anti-corrosion protection in new buildings at Praia do Futuro, Fortaleza

Investments in infrastructure, construction strategies that work around sea spray, and a shortage of land in other neighborhoods are drawing builders to the region, experts say.
In recent years, Praia do Futuro, in Fortaleza, has once again caught the attention of builders after a decade without major developments in the area. This resurgence is driven by rising housing demand, especially in areas with ocean views, along with infrastructure investments and the shortage of land in higher-value neighborhoods such as Meireles.
How does sea spray affect civil construction?
In Brazil, the main structural system used in civil construction is reinforced concrete, which combines concrete with steel bars to increase the strength of the structure. In areas with high levels of sea spray, such as Praia do Futuro, the reinforcement is more exposed to corrosion, which can weaken the structure and pose a risk to the population.
Improved concrete and special additives
With the advance of new construction techniques, such as enhanced concrete and the use of special additives, builders have grown more confident in the viability of their projects. Improving the quality of the concrete is essential so that the material protects the steel even more effectively.
Among the main solutions adopted are:
- Mineral additions in the concrete, which close the material's porosity
- Crystalline additives, which heal the concrete in case of cracks
- Protective coatings applied over the structure
Environmental preservation and urban planning
Beyond the strategies to counter the effects of sea spray, the Praia do Futuro region requires special care because it is classified as an environmental protection area. Urban planning must ensure a balance between economic growth and environmental preservation, which includes complying with current legislation and adopting sustainable practices capable of preserving coastal ecosystems.
Local infrastructure has also evolved, with new services and the renovation of spaces such as the 31 de Marco square, contributing to quality of life in the region. Jorge Dantas, vice-president of Sinduscon-CE, notes that Praia do Futuro, once little explored, now shows great potential.
